REO PROPERTY GUIDELINES
for REALTORS
  
1.          Please consult the MLS sheet for specific offer submission instructions. Some sellers, like HUD, require submission directly to their site. Many offers can be submitted to www.tanisoffers.com or the completed offer with pre pre-qualification, contract, addendums, disclosures, and earnest money copy to 866-641-2192
2.          All showings are scheduled through Centralized Showing. Showing instructions will either have the combination lockbox code or direct you to use the Sentrilock box. You can request a one-day Sentrilock code if necessary. The telephone number for Centralized Showing is 877-977-1010.
3.          All properties are sold “AS IS”
4.          All room sizes are estimated and it is the responsibility of the buyer or agent to verify this information.
5.          Buyer is responsible for any survey, if requested by the buyer’s lender or otherwise.
6.          Dewinterization and Rewinterization may be required at buyer’s expense of $300.
7.          Personal property is not conveyed. No Bill of Sale will be issued.
8.          Property taxes are prorated at 100%.
9.          In the event of default by the buyer, earnest money may be forfeited to the seller.
10.       A pre-qualification or proof of funds “POF” letter must accompany all offers. In some cases, the selling bank may require pre-approval from a preferred lender, which usually will be a subsidiary of the bank itself.
11.       Earnest money must be in the form of a certified check, cashier’s check, or money order.
12.       Some sellers may take 3 – 5 days to respond to offers. Allow time.
13.       Offers submitted on weekends or legal Holidays will be presented the next business day..
14.       Some sellers will not pay a commission if buyer is a licensed real estate agent.
15.       If you are showing a property and you find the property to be unsecure or potential vandalism present, please contact us immediately via email or phone.
16.       Foreclosures are exempt from Illinois Property Condition Disclosure form. Sellers know NOTHING regarding the condition of the property. Use due diligence.
17.       Upon contract acceptance, the banks require the original contracts with ORIGINAL SIGNATURES within 24 hours of acceptance.
